Until now I always thought that the design phase would take 3 months. After talking to Roy and Maria some more I realize that there are some thing I didn’t took into considerations.

The design phase can take 3 months. It might be longer if I have many comments. After that it takes about a month to send the detailed construction plans to several builders, and than wait for their bids and choose the selected builder.

In the current timing it seems that the building can start in October, however October is the the roughest month in the year in terms of rainfall. Since the early stages of construction involve
site work and excavation for footings, building won’t start before November 1st.

From a financial point of view I rather have the design phase take a bit longer and ensure the construction phase takes less, since my loan jumps up when the construction begins. According to Roy (and common sense) having a more solid and concrete design would ensure smoother build process…

I’m putting November 1st as the start date for construction, while mentally noting that in projects like this there are always some shift in schedules.
